Civil Site Design

In 2012, Cabbiness Engineering was responsible for all of the civil engineering aspects for the new Four Partners Place Multi-Tenant Office Complex that is located on the University of Oklahoma’s South Research Campus.

 

The project scope included the design of a new parking lot with one hundred and fifty nine (159) parking spaces; connecting sidewalks to the building and surrounding facilities that met the Americans with Disabilities Act (ADA) guidelines; landscaped parking lot islands and open areas.

One challenging aspect of the project dealt with site grading and drainage because they were both constrained by the existing street network system and the adjacent office building. The natural topography of the site allowed storm water to sheet flow across the site. However, once the new building and parking lot elevations were established, the site grading was maximized to only yield approximately 7,000 cubic yards of waste material. A newly designed underground storm sewer system was also designed to efficiently capture and convey rainfall runoff away from the site. Utilizing an existing storm sewer system infrastructure that traversed across the project site, the newly designed complex system of curb inlets, area drains, storm pipes, and roof drains now collects rainfall runoff and conveys it underground away from the site.

 

New utility services for domestic water, sanitary sewer, natural gas, electric and communications were designed with flexibility and functionality in mind. The new office building also required new chilled water supply and return lines to support the on-site air conditioning chiller units. All of these utility lines were connected to existing utilities adjacent to the project site, but also completed much needed supply loops to integrate the entire Research Campus South utility system.

As an added benefit to the owner, the entire project was design to be LEED Gold Certified.
